Every buyer in this market hears it, and it works because one per cent of a rate sounds bigger than it is and nobody does the arithmetic in a sales lounge. Put both offers through the same sheet and it becomes a number you can check. Fill in what each side has offered you.

What this includes, and what it cannot

Published rates. GST, stamp duty and the registration fee are statutory, and the registration fee is a slab capping at ₹50,000 rather than a flat charge, per the Revenue Department's own schedule.

Development charges are the developer’s own figure where they filed one. Where they did not, this uses the median other projects in the same sector declared to Haryana RERA, and says which it used. Where there is neither, it is a flat rate card and is marked as modelled.

What it cannot see. A floor or facing premium, a club or parking charge and a maintenance deposit are modelled at typical Gurugram levels, because no developer publishes them. Your allotment letter will differ, and this figure is meant to be the one you check it against.
