the builder’s own claims, unverified
How much of this flat is mine? This price is quoted on super built-up area

Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

What will I actually pay?

₹15,500 quoted. ₹18,764 all-in.

And what people like about it

A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.

Sector 79 is a rapidly developing housing hub near NH-48 in New Gurgaon
It is about 8km from Southern Peripheral Road & Dwarka Expressway
It mainly offers apartments, followed by builder floors & independent houses
It offers a mix of ready-to-move and under-construction units
2 & 3 BHK units from mid to premium segment dominate the sector

Negatives

School and college are a little far from my location, not many street vendors, shortage of daily needs, all the roads have pits, not a single road is smooth, no markets in the local area,

Positives

There is a lot of space for industries to establish their business. Less traffic and less pollution in the area, Good hotels like ITC grand Bharat, which makes a huge visitor coverage, a large area for parking and a good supply of electricity and water.

Positives

Every day, behold the endless Aravalli Hills as you awaken and live in a community poised to be one of the most connected in the area and home to several upcoming public transportation systems, including RRTS, ISBT, and multi-mode transportation.

Negatives

There is huge traffic between 5-8 PM and there were frequent power cut during day time and the air quality is also not good.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

₹12,326
Median asking price on resale, per sqft 7 live listings
₹11,860 – ₹12,903
Middle half of those listings; the spread matters more than the midpoint
+26%
Builder’s ask against the secondary market, both on a super built-up basis
The builder is asking about 26% more than owners in the same project are asking on resale. That can be legitimate — a new unit with a fresh warranty and choice of floor is not the same product as a resale. But it is the single best question you can take into a negotiation, and nobody else will hand it to you.
worth asking
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.

The page above costs it on one conservative assumption. This is the same sheet composed for the configuration you are looking at and the way you will register it.

  • The registration fee banded on your actual consideration, not the ceiling
  • Development charges as this builder bills them, where we hold their sheet
