What you can actually buy

The homes in this project, and what each really costs per sqft

Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

We have the asking price but not the per-sqft rate. A rate needs unit-level areas with the basis stated (carpet or super built-up), and this project publishes prices without them. We will not divide a price by an area whose basis we cannot verify, because carpet and super differ by about 40% and the answer would be wrong either way. Ask us and we will get the figures from the builder.

What the builder leads with

the builder’s own claims, unverified
How much of this flat is mine?We do not know which area this price is quoted on
The price list does not say. A rate quoted on carpet area and the same rate quoted on super built-up describe homes of very different size, and without knowing which one this is we cannot tell you what you would be standing on. Ask us and we will get it in writing from the developer before you commit to anything.

What will I actually pay?

We can’t cost this one yet

No usable rate is published, so every line below it would be invented.
When do I have to find the money? No payment schedule we can verify
Not published for this project. The schedule decides whether you need a large sum in ninety days or a series of smaller ones over three years, and it varies between plans on the same project. Ask us and we will get the current one from the developer.

How would I pay for it?

Financing, and the gift on booking

Your gift on booking

iPhone Duo
Up to ₹10.1 L

e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold. Or the whole value in 24K gold.

Every eligible booking is guaranteed at least ₹2 L — the exact figure for your unit is confirmed in writing before you book.

Book through Trusite at the developer's own price. The gift value goes into your booking confirmation and is delivered at registration. How it works.

No measured distances published for this project.

What am I paying extra for?

Not enough similar homes to compare this fairly

We need at least four genuinely comparable homes before putting a number on it.

A comparison built on two homes would look precise and be worthless.
What we can actually tell youEverything we could derive, and everything we could not

Every line is computed from a record we hold, and names it.

What we could not work out for this one.
  • how it compares with similar homes — we do not hold enough comparable projects on the same area basis
  • a registration we can confidently attach to this project; a limit of our matching rather than a statement about the developer
  • a town-planning licence record we could match to this developer

Positives

The shopping malls, railway station, Gurgaon bus stand, Hospital,IMT University, SGT University, Rajiv Chowk Gurgaon , Sadar bazar, Water park all are in within range of 5-6 Kms. The grocery shops , local markets, Vegetables shops are very much available. A very well located area but the population density is much high

Negatives

The place is not that much clean and hygienic. The negatives are - No playground for the kids, no trees, very densily populated, no open space, Dirty area, drinking water problem, lots of huzz and buzz area.

Positives

This locality is good for bachelors. However, for safety, this locality is not ideal, as some crimes have been reported. On the positive side, the locality is good in nature. The availability of rental rooms is high, making it good for bachelors. Also, the electric bulbs, lamps, and street lights are switched on, but i

Negatives

Poor maintenance, frequent power outages, and water supply issues. Traffic congestion on NH 8 is a nightmare. Limited parking space, rude security staff. Also, in nearby areas, dust pollution causes waterlogging, making some food items unavailable. There was a huge problem in that place: parking issues, no police patro

Positives

The area is excellent and well connected. It is situated close to the main city offering direct access to key business and commercial areas of Gurgaon. Education institutions are conveniently located nearby and good medical facilities too. The roads are well maintained, savage system is excellent. It's easy to access

Negatives

Traffic jams common similar to other areas of Gurgaon during busy times. The air quality is poor due to nearby manufacturing facilities. Living near the highway leads to noise disturbances. The cost of renting here is quite high.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?

In a few years, when it’s finished

Slower to resell
middle fifth of Gurgaon

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Why

In its favour: Little competing supply — only 3 of 6 projects in Sector 33 are still under construction. Metro 5.7 km away — that widens the pool of people who can buy it from you.
