Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

This project quotes different configurations on different measurements — Super Built-up for the 2 BHK, 3 BHK, 5 BHK; Carpet for the 4 BHK; Built-up for the 4 BHK. That means the sizes on its own price list are not comparable with each other, and neither are the rates. It is not a trick; it is how the list was assembled. But it is worth knowing before you conclude one configuration is better value than another.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹20.8 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

What residents sayRated 3.8/5 by people who live in this project

We publish these whether they flatter the project or not.

Positives

We got good Neighbors who helps each other in an apartment house. Vegetable sellers will visit appartment every day so we no need to go out. Medica shops and hospitals are near by. Best CBSC schools are nearby for the kids to get good education.

Negatives

Safety during night time is not good. After 10 all shops will be closed. More traffic in our area. If they build flyover it would be better. No metro trains available near our place. Frequency parking issues as roads are not wide. High pollution due to vehicles.

Indhumathi Ayyaswamy · Tenant · 3Y ago · 3.7/5

A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

₹13,869 – ₹23,158
Middle half of those listings; the spread matters more than the midpoint
-12%
Builder’s ask against the secondary market, both on a super built-up basis
The builder’s price and the secondary market are broadly in line. Across the projects we can measure, that is the normal case — the median gap is about −2%.
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.
