How much of this flat is mine? This price is quoted on carpet area

Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.

When do I have to find the money? The payment schedule, as published

Offered as Down payment. The plan you choose changes when the money is due more than how much: a possession-linked plan defers most of it, and the developer prices that deferral in.

Booking amount ₹10,00,000 — what you need available to reserve a unit, before any of the schedule above begins.

From published answers rather than a signed sheet. Get the current schedule in writing before paying; we will check it against this.

How would I pay for it?

Financing, and the gift on booking

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹8.8 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

We can see 28 units on the market from owners here. Whether the developer also holds stock is the question we ask first.

Tell us the unit and we will confirm which it is before you go further.

Negatives

Residents in Sector 61 experience frequent power outages. Due to an unreliable official electricity supply, many depend on diesel generators, which are costly and unsustainable in the long run

Negatives

While Sector 61 offers many advantages, it does face challenges related to urban congestion during peak hours. This is the only significant issue observed, and I hope this information is helpful.

What does it actually resell for?The price people are really asking on the secondary market

-37%
Builder’s ask against the secondary market, both on a super built-up basis
Owners are asking about 37% more on resale than the builder is asking for a new unit. Buying from the builder looks like the cheaper route into this project today.
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and converted the builder’s carpet rate to a super-equivalent before comparing. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.
