What you can actually buy
Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.
| Configuration | Area | Basis | Price | Per sqft |
|---|---|---|---|---|
| 3 BHK Apartment + Charges | 2,430–2,537 sqft ≈ 1,580–1,649 sqft carpet | Super Built-up | ₹4.10 Cr – ₹4.80 Cr | ₹16,872 |
| 4 BHK Apartment + Charges | 2,400–3,480 sqft ≈ 1,560–2,262 sqft carpet | Super Built-up | ₹5.31 Cr – ₹6.00 Cr | ₹22,125 |

What the builder leads with
Amenities, named
Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹35,826 a sqft.
Offered as Down payment. The plan you choose changes when the money is due more than how much: a possession-linked plan defers most of it, and the developer prices that deferral in.
| Stage | Share | On this price | Paid by then | Cumulative |
|---|---|---|---|---|
| Registration | 10% | ₹41,00,000 | 10% | |
| Possession | 5% | ₹20,50,000 | 15% |
From published answers rather than a signed sheet. Get the current schedule in writing before paying; we will check it against this.
How would I pay for it?
The gift depends on the unit
We can see 37 units on the market from owners here. Whether the developer also holds stock is the question we ask first.
Tell us the unit and we will confirm which it is before you go further.

What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
Will they actually deliver?
Portfolio from our own corpus; licences and refused applications from the Town & Country Planning rolls.
How those 10 ended
A large developer files many applications — read this beside the licences they did get.

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.
Life here is very good. High class society it is with many amenities. Everything is well maintained and clean. Everything is placed nearby such as schools and hospitals. Shopping stores and malls are also located nearby. There are well maintained parks inside the society. Security here is quite good. Overall its a very
The locality is Full of people, it feel conjusted here sometimes. Roads are not wide and not properly maintained. Pollution and traffic jams is also a considerable problem. Parking space is also a issue here.
Nirvana Country is a very good locality. It is a very nice and beautiful locality. All basic amenities like hospitals, schools, colleges, and markets are available nearby. It is a green area and maintenance and security are good. It is a peaceful locality. Location wise connectivity is for the metro station Golf Course
Enough parking space is not available. The owners only get to park their cars in the parking slots available and not the tenants. The inside footpaths and walking area have water clogging and parks too are not taken care of properly. Due to the metro construction work , there is a lot of noise every time and a lot of p
We have a rented 3BHK here and living happily for the past 8 months. One of the most organized societies here in gurgaon, I must say. Although rent is a little high, there isn't much to complain. Hardly any powercuts, though in rare events there is a central backup. The lifts are kept top notch and maintained regularly
Car Parking can be a little problem. Society allows 2 cars per apartment but there are no dedicated spots so people park wherever which gets problematic. Although society is gated, and has guards present at entry all times, anybody can walk in. They hardly check. At night, however everyone is questioned at entry. Find

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.
Could I sell it again?
You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.
Why
What goes into this
Plus 4 more signals we weigh the same way — how the index is built.
What has a home here actually done?
55 quarters of published rates, 2013 to 2026. This is the record of what already happened. We offer no forecast.
₹1 Cr here in 2013 would be ₹1.80 Cr today at the sector’s own published rates, before costs. This project asks ₹18,065 against the sector’s ₹15,500.
