How much of this flat is mine? This price is quoted on super built-up area

Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

This is well developed locality with excellent access to sohna road faridabad road and NH-48. Sector 55-56 Rapid Metro station and HUDA CITY Centre metro station provide hassle-free public transport residents can enjoy shopping at workmark gurgaon and nearby retail centres. Healthcare facilities like artemis hospital a

Negatives

The locality has traffic jams during office hours. Noise from heavy traffic can be disturbing particularly near the main road. Property prices and maintenance charges are relatively high compared to nearby areas. Public transport options are available but required additional travel for many residents.

Positives

I have been living in Sector 63A for many years. It's a decent area to stay close to Golf Course Extension Road. Metro isn't directly here yet, but Rapid Metro Sector 55-56 is 10-12 minutes away by car. Roads are good and well-connected to Sohna Road, Golf Course Road, and SPR. Big societies like Ireo Uptown, Pioneer P

Negatives

A few stretches still feel underdeveloped or dusty, especially around ongoing construction. Not many streetlights in inner lanes, so night-time walking is not ideal. Public transport is limited, and you mainly depend on private vehicles or cabs. During rains, road edges get waterlogged. Security is decent in societies,

Positives

From this location, you can easily accessible Sohna road, NH-48, and Faridabad road. Close the Sector 55 and 56 rapid metro station and the Huda City centre metro station, these public options are very nice in this locality. Negatives

Traffic jams can be seen on Sohna road which make travelling time longer. For dining few restaurants only available here. Few shops available here for vegetable shopping.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?

In a few years, when it’s finished

Hard to resell
bottom fifth of Gurgaon

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Why

9 of the 14 projects in Sector 63A are still being built. Most finish around when yours does — you would be one seller among many.

You would be buying near the top of this price band, so the market has to move before you break even.
