Financing, and the gift on booking

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹36.4 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

We can see 35 units on the market from owners here. Whether the developer also holds stock is the question we ask first.

Road are made earlier thats why they are of poor condition need to be maintained …there is no school nearby closest school is at 4 km from the area…!!its a main road therefore more parking issues ..no hospital nearby ..street lights are need to be maintainedde… no petroling is seen in my area thats why safety issues..d

Positives

Public transport is easily available in my area .. its a gated society thats why there is no problem of crowding and traffic jam.. we can easily locate cabs and auto here..metro station is nearby our locality… market is also close we can reach there without any help of transport …light is available 24/7 no power cut is

Positives

DLF Phase 5 is one of the finest places. I have been living here for around 2 years now. the connectivity here is fantastic. The MG Road and Golf Course Road both are nearby and super convenient. Rapid Metro Station (DLF Phase 5 station) is also within walking distance, which helps in the daily commute. The Gurgaon-Far

Negatives

The main issue I see is traffic. Golf Course Road can be jam-packed during office hours, especially near the DLF Phase 5 metro crossing. Also, property prices here are super high. Rent and purchase both are costly, so not suitable if u are looking for budget friendly options. Another thing is, few inner lanes sometimes

Yuvraj Singh · Former Resident · 1Y ago · 4.5/5
Positives

I have been living here since 2015. I have seen exponential development here; there are so many builder floors, and people from all across the country live here. It is well connected with public transport and a metro station. I moved into my 4 BHK builder floor in 2016, and the majority of the houses are made up of goo

Negatives

There are many plot land which is empty and no construction is made here. So people dispose their garbage here. There are many parks in the locality but none of them is big enough to support the playing of outdoor games like cricket and football so a specific playground is much needed and the cleaning of the empty plot

Floor plan, DLF Park Place

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

₹23,763 – ₹40,311
Middle half of those listings; the spread matters more than the midpoint
+13%
Builder’s ask against the secondary market, both on a super built-up basis
The builder’s price and the secondary market are broadly in line. Across the projects we can measure, that is the normal case — the median gap is about −2%.
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.
