How much of this flat is mine? This price is quoted on super built-up area

Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

3 BHK Apartment2,045 – 2,403Super Built-up
4 BHK Apartment1,372 – 3,155Carpet
This project quotes different configurations on different measurements — Super Built-up for the 2 BHK, 3 BHK; Carpet for the 4 BHK. That means the sizes on its own price list are not comparable with each other, and neither are the rates. It is not a trick; it is how the list was assembled. But it is worth knowing before you conclude one configuration is better value than another.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

The gift

No gift on this one. It is a resale.

This project was handed over long enough ago that homes here change hands owner to owner. Everything on this page applies to it all the same.

The exception. If the developer still holds a unit here, it carries a gift up to ₹14.2 L. Worth one question; we will ask it.

Positives

Nothing is positive. They are the ones who make false promise and then attract customers. They are powerful enought to do anything but to fulfill the promise. My homest request to new buyers to not not NOT fall for Adani and their fake promises. We have paid a huge amount and are cheated but would be happy to share an

Negatives

They are making nee units on the green area which was supposed to be a park. They promised to give a gated community which turned out to be a sector road with high speed vehicles from anywhere. They promised to ensure 3 tier security which turned out to be a highly unsafe place and potential place for thiefs and robber

Positives

Lovely place, with neat and clean area. It's become a wonderful life to stay here because of some amazing faculties like a golf course, rapid metro near by. You fill very fresh because here rush is low as compared to another place.

Negatives

Here some time you can face traffic problem. In raining season you see this situation many times and if you want to buy some huge items then you have to go market which is far away from this place.

Lala Singh · Former Resident · 3Y ago · 4.4/5
Positives

In this sector 60 of guragon there is best hotels and easily cab facilities and good environment. In this road is very clean. In this area petrol pump is near by and pull facilities also. In this there is lots of malls near and easy available of goods and service.

Negatives

In this area i see no negative points only there is sound pollution due to traffics and overall this is best of Gurgaon

Builder’s ask against the secondary market, both on a super built-up basis
The builder’s price and the secondary market are broadly in line. Across the projects we can measure, that is the normal case — the median gap is about −2%.
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.
