What you can actually buy
Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

All rates per super built-up sqft, so projects compare directly. Carpet-quoted lists are converted at 0.65. How the figures are built
What the builder leads with
Amenities, named
Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.
| Configuration | Area, sqft | Measured as |
|---|---|---|
| 2 BHK Apartment | 743 – 860 | Carpet |
| 3 BHK Apartment | 1,074 – 2,416 | Carpet |
| 4 BHK Apartment | 1,637 | Carpet |
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹41,510 a sqft.
Form REP-I filing: charges and taxes at 36.3% of total project cost — the whole cost base, land included.
How would I pay for it?
The gift depends on the unit
We can see 29 units on the market from owners here. Whether the developer also holds stock is the question we ask first.
Tell us the unit and we will confirm which it is before you go further.

Where is it, really?
Named places with measured distances, as published for this project.
Sector-67, Gurgaon, Haryana as published

Every line is computed from a record we hold, and names it.
What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
The record, in order
Every date below comes from a government record or the developer's own filing. Nothing is estimated, and a gap is a gap — where we hold no date, none is shown.

Their other projects we track

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.
Sector 67A in Gurgaon is an excellent location for anyone seeking a modern lifestyle with convenience and luxury. The area is well-planned with premium residential projects, excellent connectivity to major city hubs and proximity to schools.
While 67A, Golf Course Extension, Gurgaon boasts a prime location, it has its downsides. The area suffers from congestion during peak hours, and public transport is still limited also there is not proper sewage maintenance.
I am very happy that I am staying in this amazing locality. There are so many trees and this area is surrounded by greenery. The schools, colleges are nearby within 4 km . Additionally , the roads are proper . Shopping malls, gym, swimming pool are at walkable distance.
The main problem in this locality is more dust pollution because of construction work in our locality. The streets are not clean and garbage are thrown beside street which smell bad while travel through these streets. There is no police patrolling in our locality.
The place good for coprate people nearby malls and shopping complex and markets nearby sports ground for games like cricket football basketball
No coaching institutes nearby home if it is there it will be too costly and hove property too costly parks are not too maintained street dogs are roaming freely

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.
Could I sell it again?
You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.
Why
What goes into this
Plus 3 more signals we weigh the same way — how the index is built.
What has a home here actually done?
47 quarters of published rates, 2013 to 2026. This is the record of what already happened. We offer no forecast.
₹1 Cr here in 2013 would be ₹1.81 Cr today at the sector’s own published rates, before costs. This project asks ₹21,334 against the sector’s ₹15,900.

Still unanswered? Ask Trusite about Ireo The Corridors. You get the answer with its source, or a plain "we do not hold that".

What will this actually cost me?
The page above costs it on one conservative assumption. This is the same sheet composed for the configuration you are looking at and the way you will register it.

Filed as Form REP-I with Haryana RERA. A developer’s declaration to a regulator carries more weight than anything written for a brochure.
