What the builder leads with
Amenities, named
Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.
| Configuration | Area, sqft | Measured as |
|---|---|---|
| 2 BHK Apartment | 1,375 – 1,632 | Super Built-up |
| 3 BHK Apartment | 2,156 – 2,896 | Super Built-up |
| 4 BHK Apartment | 2,857 – 5,085 | Super Built-up |
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹49,633 a sqft.
Offered as Down payment. The plan you choose changes when the money is due more than how much: a possession-linked plan defers most of it, and the developer prices that deferral in.
| Stage | Share | On this price | Paid by then | Cumulative |
|---|---|---|---|---|
| Booking amount as down payment | 10% | ₹35,80,000 | 10% |
From published answers rather than a signed sheet. Get the current schedule in writing before paying; we will check it against this.
How would I pay for it?
The gift depends on the unit
We can see 11 units on the market from owners here. Whether the developer also holds stock is the question we ask first.
Tell us the unit and we will confirm which it is before you go further.

Every line is computed from a record we hold, and names it.
What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
Will they actually deliver?
Portfolio from our own corpus; licences and refused applications from the Town & Country Planning rolls.
Their other projects we track

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.
Convenience is paramount in the vicinity of this location. Within a mere 3 KMS radius, you'll find an array of amenities to cater to your daily needs. From shopping, hospitals to banking and entertainment is conveniently within reach.
Its important to note that the landscaping near the roads may not be as well maintained as one would desire. Despite efforts to upkeep the area, there maybe instances where vegetation appears untamed or greenery is not as lush as desired.
The infrastructure, buildings, and societies are good. Very polite area, and the places and people are nice.
There are no public transports (sharing autos, buses) which we can use, if we need to enter deep in the locality then we have to book a cab or should have our vehicle.
This is the place where people have safe at night especially women there is a guard on every gate and they are the best in their part.
There is only one problem in that place is only high population. In they family they have 7 to 8 in a family .

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.
