What you can actually buy

The homes in this project, and what each really costs per sqft

Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

We have the asking price but not the per-sqft rate. A rate needs unit-level areas with the basis stated (carpet or super built-up), and this project publishes prices without them. We will not divide a price by an area whose basis we cannot verify, because carpet and super differ by about 40% and the answer would be wrong either way. Ask us and we will get the figures from the builder.

What the builder leads with

the builder’s own claims, unverified
How much of this flat is mine? This price is quoted on super built-up area

Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

What will I actually pay?

Positives

The society is newly constructed so it's kind of isolated and has less connectivity.but there is nearby Highway when you reach that you can find public commute easily. The tenants are good, security is great, everything is easily available. It is very peaceful and quiet here so I like that about the locality. It could

Negatives

My concern is that since it is out in the open, it's kind of difficult travelling alone or letting any member to travel alone at night or even during the day because the society is a isolated and the roads are generally not crowded. It's a little on the inside from the highway. So the public transport connectivity, saf

Positives

Well connected to national highways and roads are well built with proper sewage system , public transportation is also upto to date , proper power supply and water supply in the area. And the area is fully secured by police patrolling and metro stations are also in the area to connect you to different parts of the city

Negatives

There are no good schools in the area, and malls and clubs are not very close. Hospitals and professional clinics are also not available nearby. The area lacks greenery and suffers from dust due to ongoing construction. Public parks are crowded, and there are no good food markets nearby. Additionally, the area lacks re

Positives

Well I born and brought up in Gurgaon. This area is like Haven in Gurgaon area .Now u must be thinking why. Because this area is surrounded by aravali. Pollution is low as compared to rest Gurgaon. Loca market is near by. Aria mall is in this sector which being considered as wow mall near by all to notch food companies

Negatives

Jam in badshahpur area was full of disappointing but because the sohna road is now a national highway and 17 km elevated. Road have been started now nothing is disappointing here.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?
