Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

Financing, and the gift on booking

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹41.2 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

Positives

It has an excellent location near MG Road and IFFCO Chowk Metro Station, and makes commuting within Gurgaon and Delhi very convenient. Major malls surround it and are also close to schools, hospitals, and offices. Some portions of the colony have parks and tree-lined streets, adding to liability.

Negatives

Roads are narrow and not very well maintained in some stretches, causing inconvenience during the rains. Limited parking is available for visitors and residents with multiple vehicles. This area usually faces waterlogging problems during the monsoon.
