What you can actually buy

The homes in this project, and what each really costs per sqft

Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

We have the asking price but not the per-sqft rate. A rate needs unit-level areas with the basis stated (carpet or super built-up), and this project publishes prices without them. We will not divide a price by an area whose basis we cannot verify, because carpet and super differ by about 40% and the answer would be wrong either way. Ask us and we will get the figures from the builder.

What the builder leads with

the builder’s own claims, unverified
How much of this flat is mine?We do not know which area this price is quoted on
The price list does not say. A rate quoted on carpet area and the same rate quoted on super built-up describe homes of very different size, and without knowing which one this is we cannot tell you what you would be standing on. Ask us and we will get it in writing from the developer before you commit to anything.

What will I actually pay?

We can’t cost this one yet

No usable rate is published, so every line below it would be invented.
When do I have to find the money? No payment schedule we can verify
Not published for this project. The schedule decides whether you need a large sum in ninety days or a series of smaller ones over three years, and it varies between plans on the same project. Ask us and we will get the current one from the developer.

How would I pay for it?

Financing, and the gift on booking

Your gift on booking

MacBook Air
Up to ₹1.6 L

e.g. a MacBook Air, and the rest in 24K gold. Or the whole value in 24K gold.

Every eligible booking is guaranteed at least ₹32,000 — the exact figure for your unit is confirmed in writing before you book.

Book through Trusite at the developer's own price. The gift value goes into your booking confirmation and is delivered at registration. How it works.

What am I paying extra for?

Not enough similar homes to compare this fairly

We need at least four genuinely comparable homes before putting a number on it.

A comparison built on two homes would look precise and be worthless.

Positives

The area benefits from nearby rapid metro corridors and daily metro connections search as the sector 55-56 station, making daily commutes smooth and efficient. Quick access to NH 8 and the Delhi Gurgaon Expressway makes the travel Indira Gandhi, international airport and NCR.

Negatives

Residents in Sector 61 experience frequent power outages. Due to an unreliable official electricity supply, many depend on diesel generators, which are costly and unsustainable in the long run

Positives

My experience in this locality was almost good.the pioneer park is an attractive residential option known for its airy environment. However it presents significant construction quality concerns. Many residents face common seepage issues across various buildings which can detract from the overall living experience. The

Negatives

Reports of poor water quality have emerged, negatively impacting residents' daily lives. While the clubhouse is a welcoming space, it lacks certain amenities like a spa or jacuzzi. It currently offers only basic facilities, including a swimming pool and gym.

Positives

Sector 61 in Gurgaon is an appealing locality known for its excellent connectivity and modern amenities. Located near Golf Course Extension Road, it provides quick access to major thoroughfares like Sohna-Gurgaon Road and various metro stations. Residents enjoy proximity to a variety of shopping malls, top-notch hospit

Negatives

While Sector 61 offers many advantages, it does face challenges related to urban congestion during peak hours. This is the only significant issue observed, and I hope this information is helpful.

Anugraha s · Tenant · 1Y ago · 3.4/5
Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?

Slower to resell
middle fifth of Gurgaon

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Why

3 of the 5 projects in Sector 61 are still being built. Most finish around when yours does — you would be one seller among many.
