Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.

Positives

The shopping malls, hospital, banks are within 5km. Metro is 10 minutes away and grocery shops are at walking distance. We have lots of society and children have proper parks to play in, in the evening. We have the facility of bus right outside our society. Even we have markets for fulfilling our basic needs.

Negatives

There is frequent power cut and the footpath is cover by leaves and there is no proper cleaning system. The buses are very old modelled. There aren't enough sports Institute near by for the kids to play in evening. It is not safe for the kids to roam outside the society due to people consuming alcohol nearby our societ

Positives

Connectivity is appreciable due to the presence of rapid metro station, so many bus stands, and of course Golf Course Road. The area is nearer to IGI Airport as well. The crimes rate is probably 0 and there is no scenario for traffic jams. Cabs can easily identify your locality. You don't need to worry about the parkin

Negatives

The area is not safe at night(if you are without your vehicle). There are frequent power cuts which irritates a lot. Jio Fiber connectivity is not in the area yet. Moreover, though there is no shortage of water but the water that comes here is too brine. It has loads of salt content here. But you can obviously prevent

Positives

There is availability of good public transport with no traffic jams nearby and lots of societies and greenery. There is easy availability of cabs and autos and also metro station is nearby. There are hospitals and good schools nearby with easy connectivity. The roads are well maintained with no shortage of water and

Negatives

The are is often non hygienic and dirty. The streets are constructed within short space and there are often cases of road rage and local fights. The monsoon season destroys the roads and create a water congestion which leads to traffic jams. There are chances of thefts and robberies and chain snatching because of the

What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?

In a few years, when it’s finished

Slower to resell
middle fifth of Gurgaon

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Why

Nearest metro is 950.0 km away. Every resale buyer needs a car, which narrows the pool.
connectivity
You would be buying near the top of this price band, so the market has to move before you break even.
