What you can actually buy
Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.
| Configuration | Area | Basis | Price | Per sqft |
|---|---|---|---|---|
| 2 BHK Apartment 3 unit types listed | 1,472–1,662 sqft ≈ 957–1,080 sqft carpet | Super Built-up | ₹4.44 Cr – ₹5.01 Cr | ₹30,151 |
| 3 BHK Apartment 2 unit types listed | 1,912–2,284 sqft ≈ 1,243–1,485 sqft carpet | Super Built-up | ₹5.76 Cr – ₹6.89 Cr | ₹30,144 |
| 4 BHK Apartment 4 unit types listed | 4,446–6,032 sqft ≈ 2,890–3,921 sqft carpet | Super Built-up | ₹13.36 Cr – ₹18.12 Cr | ₹30,040 |
All rates per super built-up sqft, so projects compare directly. Carpet-quoted lists are converted at 0.65. How the figures are built
What the builder leads with
Amenities, named
Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.
| Configuration | Area, sqft | Measured as |
|---|---|---|
| 2 BHK Apartment | 957 – 1,080 | Carpet |
| 3 BHK Apartment | 1,243 – 1,485 | Carpet |
| 4 BHK Apartment | 2,890 – 3,921 | Carpet |
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹56,826 a sqft.
Form REP-I filing: charges and taxes at 12.8% of total project cost — the whole cost base, land included.
Offered as Flexi. The plan you choose changes when the money is due more than how much: a possession-linked plan defers most of it, and the developer prices that deferral in.
| Stage | Share | On this price | Paid by then | Cumulative |
|---|---|---|---|---|
| Booking amount | 10% | ₹44,40,000 | 10% | |
| Within 90 days | 15% | ₹66,60,000 | 25% | |
| Structure completion | 8% | ₹33,30,000 | 32% | |
| Possession | 10% | ₹44,40,000 | 42% |

Every line is computed from a record we hold, and names it.
What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
The record, in order
Every date below comes from a government record or the developer's own filing. Nothing is estimated, and a gap is a gap — where we hold no date, none is shown.

Their other projects we track

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.
The locality is absolutely wonderful and would be a great choice for people who look out for convenience, the people in the locality are quite friendly and easy acces to shops and nearby market makes it even more better, the nearby parks and green spaces give out wonderful fresh air that makes it even more relaxing, the f
Some of the things I dislike about the locality is lack of public transport facilities mainly buses ,if you do not have a personal vehicle you may find traveling a bit challenging but if you have your own vehicle you'll be fine,so next thing depend on the area some where there are alot of shops and somewhere there are
The school, colleges, autos , taxis , Ola , Uber, buses are easily available within 10 minutes in this locality. The streets are well maintained and there are so many trees in our area. Pub, medical shops, restaurant, hotel, malls are available within 3 km. Additionally, there is more parking space for vehicles.
There are very few problems in this area like no police patrolling in our locality and there is lack of street lights. My neighbour's bike was stolen . Additionally, since it's highly residential area there is more dust pollution due to construction work in our locality.
All the required necessary facilities are provided in the locality and nearby areas like dairy hospitals banks etc.
The traffic here is a major disdvantage for anyone living in this locality which causes huge air pollution.

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.
Could I sell it again?
You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

What goes into this
Plus 4 more signals we weigh the same way — how the index is built.
30 quarters of published rates, 2017 to 2026. This is the record of what already happened. We offer no forecast.
₹1 Cr here in 2017 would be ₹6.96 Cr today at the sector’s own published rates, before costs. This project asks ₹46,375 against the sector’s ₹19,150.

Each of these is a home a buyer could be choosing between: same sector, quoted on the same area basis, a configuration in common, and an asking range that overlaps this one’s. Both records, side by side; the pick is yours.

What will this actually cost me?
The page above costs it on one conservative assumption. This is the same sheet composed for the configuration you are looking at and the way you will register it.

What do I ask when I get there?
Written for this building, from its own record — the registration, the licence, the filing and what residents nearby report.
