What you can actually buy
Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.
| Configuration | Area | Basis | Price | Per sqft |
|---|---|---|---|---|
| 4 BHK Apartment 4 unit types listed | 4,092–6,276 sqft ≈ 2,660–4,080 sqft carpet | Super Built-up | ₹8.00 Cr – ₹12.27 Cr | ₹19,550 |
| 6 BHK Apartment 3 unit types listed | 9,975–10,930 sqft ≈ 6,484–7,104 sqft carpet | Super Built-up | ₹19.50 Cr – ₹21.37 Cr | ₹19,553 |
All rates per super built-up sqft, so projects compare directly. Carpet-quoted lists are converted at 0.65. How the figures are built
What the builder leads with
Amenities, named
Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.
| Configuration | Area, sqft | Measured as |
|---|---|---|
| 4 BHK Apartment | 2,660 – 4,080 | Carpet |
| 6 BHK Apartment | 6,484 – 7,104 | Carpet |
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹38,411 a sqft.
Form REP-I filing: charges and taxes at 22.9% of total project cost — the whole cost base, land included.
| Stage | Share | On this price | Paid by then | Cumulative |
|---|---|---|---|---|
| Application of occupation certificate | 20% | ₹1,60,00,000 | 20% |

Named places with measured distances, as published for this project.

Every line is computed from a record we hold, and names it.
What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
The record, in order
Every date below comes from a government record or the developer's own filing. Nothing is estimated, and a gap is a gap — where we hold no date, none is shown.

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.

With Gurgaon Faridabad metro line coming and South Delhi-South Gurgaon expressway proposed through Mandi Village and Gwal Pahadi only advocates the same. Surrounded by Manger forest on one side, to Aravali

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.
Could I sell it again?
You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

What goes into this
Plus 4 more signals we weigh the same way — how the index is built.
41 quarters of published rates, 2013 to 2026. This is the record of what already happened. We offer no forecast.
₹1 Cr here in 2013 would be ₹2.08 Cr today at the sector’s own published rates, before costs. This project asks ₹30,079 against the sector’s ₹17,700.
