How much of this flat is mine? This price is quoted on carpet area

Carpet area is the floor inside your walls, and the figure RERA requires a developer to disclose. It is the smallest of the three figures you will be quoted, which is why a carpet rate looks higher than a super rate for the same home.

This project quotes different configurations on different measurements — Carpet for the 2 BHK, 3 BHK, 4 BHK; Built-up for the 5 BHK. That means the sizes on its own price list are not comparable with each other, and neither are the rates. It is not a trick; it is how the list was assembled. But it is worth knowing before you conclude one configuration is better value than another.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

Positives

It is less crowded and less traffic. Many buildings coming up close by. Close to Dwarka expressway but it will take many years to start.

Negatives

G99 uppal’s plots are way too expensive compared to facilities there. Water supply is a big problem. No govt water supply. Property dealers are escalating prices on their own. Better to look for other places.
