Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹39.6 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

Positives

The area has excellent connectivity, with various transportation options available, making it easy to travel in and out. The roads are well kept, and there's good supply of taxis and autos. Additionally, there are nearby schools making the ideal place for families with children. The area is bordered by the Manger Fores

Negatives

The area suffers from severe pollution and poor hygiene due to the accumulation of waste. Parks are located far away, and the one close by is in poor condition. There are some security concerns too, most of the times guards were not in their post. The local government's issues are frequent.

The up and coming neighborhood right on South Delhi and Gurgaon border can prove to be high returns on investment. With Gurgaon Faridabad metro line coming and South Delhi-South Gurgaon expressway proposed through Mandi Village and Gwal Pahadi only advocates the same. What does it actually resell for?The price people are really asking on the secondary market

-18%
Builder’s ask against the secondary market, both on a super built-up basis
Owners are asking about 18% more on resale than the builder is asking for a new unit. Buying from the builder looks like the cheaper route into this project today.
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.

Could I sell it again?

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.
