The gift

No gift on this one. It is a resale.

This project was handed over long enough ago that homes here change hands owner to owner. Everything on this page applies to it all the same.

The exception. If the developer still holds a unit here, it carries a gift up to ₹14.6 L. Worth one question; we will ask it.

Negatives

Residents in Sector 61 experience frequent power outages. Due to an unreliable official electricity supply, many depend on diesel generators, which are costly and unsustainable in the long run

Negatives

While Sector 61 offers many advantages, it does face challenges related to urban congestion during peak hours. This is the only significant issue observed, and I hope this information is helpful.

What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

₹17,267

₹14,603 – ₹21,429
Middle half of those listings; the spread matters more than the midpoint
+40%
Builder’s ask against the secondary market, both on a super built-up basis
The builder is asking about 40% more than owners in the same project are asking on resale. That can be legitimate — a new unit with a fresh warranty and choice of floor is not the same product as a resale. But it is the single best question you can take into a negotiation, and nobody else will hand it to you.
worth asking
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.
