What you can actually buy
Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

What the builder leads with
Amenities, named
Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.
No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.
What will I actually pay?
Line by line, from published Haryana rates. On the carpet area you can actually stand on, that is ₹22,318 a sqft.
Form REP-I filing: charges and taxes at 20.2% of total project cost — the whole cost base, land included.

Where is it, really?
Named places with measured distances, as published for this project.
NH-8, Sector 78, Gurgaon, Haryana as published
Every line is computed from a record we hold, and names it.
What’s the catch?
What people who live here actually report — plus the limits of our own answers, in the same list.
And what people like about it
A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.
Is the paperwork clean?
Straight from the Haryana RERA register and the Town & Country Planning licence rolls.
The record, in order
Every date below comes from a government record or the developer's own filing. Nothing is estimated, and a gap is a gap — where we hold no date, none is shown.

Will they actually deliver?
Portfolio from our own corpus; licences and refused applications from the Town & Country Planning rolls.
How those 14 ended
A large developer files many applications — read this beside the licences they did get.
Their other projects we track

We publish these whether they flatter the project or not. These are for the sector rather than this specific building, and are labelled as such.
I was staying near my work with a friend, and we needed a place near his office. My friend's place in Gurgaon worked well because it's close to NH-8, like a 1-minute drive, and there is Sapphire 3 Mall nearby for groceries. It is more peaceful compared to the main city, which I loved because there are no horns. The soc
loT perfect. The main road outside is super dusty because of construction. Traffic on NH-8 is a pain, especially late enings. Water tankers are an issue, once we waited a whole day. Deivery guys get confused finding the place. Streetlights outside are dim, feels unsafe a night.
I live in sector 78 gurugram in delhi NCR. There is very clean and hygenic environment. Clean and well maintaied road are available there. Electricity available 24×7 time. No power cut in a single day. Hospital available in 2 km away. Well and maintained parks available for children's. Public transport available easily
In sector 78 there is a very big and much problem of marriage hole. Only 3 marriage vatika available and there is frequent parking issues. In a single time only 30 vehicle can be parked. There is no much street lights which cause deserted at night.
Good locality in every terms nothing in negative .Good societies are present here with good number of parks
Nothing in negative as such traffic is high level rest everything in fine. Price are getting higher day by day

The developer’s published plan for a representative configuration. Dimensions on a plan are approximations — the carpet area in your agreement is the number that binds.
A large share of this list is the kind of thing that costs real money to run — pools, courts, a clubhouse. It is worth asking what the maintenance charge is in year three rather than year one.

This is the developer's own list; nobody has inspected it. The number that decides it is the monthly maintenance charge. Get it in writing before you book.
From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.
Could I sell it again?
You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Plus 4 more signals we weigh the same way — how the index is built.
What has a home here actually done?
50 quarters of published rates, 2013 to 2026. This is the record of what already happened. We offer no forecast.
₹1 Cr here in 2013 would be ₹2.04 Cr today at the sector’s own published rates, before costs. This project asks ₹10,294 against the sector’s ₹9,800.

What will this actually cost me?
The page above costs it on one conservative assumption. This is the same sheet composed for the configuration you are looking at and the way you will register it.

Filed as Form REP-I with Haryana RERA. A developer’s declaration to a regulator carries more weight than anything written for a brochure.
Captured September 4, 2026 · the first capture on record for this project — nothing to compare yet.
What do I ask when I get there?
Written for this building, from its own record — the registration, the licence, the filing and what residents nearby report.
