What you can actually buy

The homes in this project, and what each really costs per sqft

Straight from the builder’s own price list, line by line. The rate per sqft is computed from the price and the area on the same line.

We have the asking price but not the per-sqft rate. A rate needs unit-level areas with the basis stated (carpet or super built-up), and this project publishes prices without them. We will not divide a price by an area whose basis we cannot verify, because carpet and super differ by about 40% and the answer would be wrong either way. Ask us and we will get the figures from the builder.

What the builder leads with

the builder’s own claims, unverified
How much of this flat is mine?We do not know which area this price is quoted on
The price list does not say. A rate quoted on carpet area and the same rate quoted on super built-up describe homes of very different size, and without knowing which one this is we cannot tell you what you would be standing on. Ask us and we will get it in writing from the developer before you commit to anything.

What will I actually pay?

We can’t cost this one yet

No usable rate is published, so every line below it would be invented.
When do I have to find the money? No payment schedule we can verify
Not published for this project. The schedule decides whether you need a large sum in ninety days or a series of smaller ones over three years, and it varies between plans on the same project. Ask us and we will get the current one from the developer.

How would I pay for it?

Financing, and the gift on booking

Your gift on booking

iPhone Duo
Up to ₹3.8 L

e.g. an iPhone Duo, and the rest in 24K gold. Or the whole value in 24K gold.

Every eligible booking is guaranteed at least ₹75,000 — the exact figure for your unit is confirmed in writing before you book.

Book through Trusite at the developer's own price. The gift value goes into your booking confirmation and is delivered at registration. How it works.

No measured distances published for this project.

What am I paying extra for?

Not enough similar homes to compare this fairly

We need at least four genuinely comparable homes before putting a number on it.

A comparison built on two homes would look precise and be worthless.
What we can actually tell youEverything we could derive, and everything we could not

Every line is computed from a record we hold, and names it.

The locality's published rate has moved +5.5% a year over 12 years, across 47 recorded quarters, to September 2026
published rate history; what happened, with no forecast
23 town-planning licences on the public record, and 4 refused applications

What we could not work out for this one.
  • how it compares with similar homes — we do not hold enough comparable projects on the same area basis
  • what residents of this locality complain about
  • a registration we can confidently attach to this project; a limit of our matching rather than a statement about the developer

our own limit

And what people like about it

A page that lists only problems is as unbalanced as one that lists none. These come from the same source as the complaints above.

Sector 88A is situated at the intersection of Dwarka Expressway & Pataudi Road
The expressway offers seamless access to IGI Airport and Delhi
The sector is in its mid-growth phase, with 30-40% area developed
The remaining 60-70% area covers construction sites & land parcels
Developers such as Godrej, Raheja, & County offer projects here

Positives

If you ignore a little inconvenience of traffic and public transport availability, this locality is great and has everything that you need in closeby areas, malls, hospitals, bars, clubs, pubs, groceries, tech stuff, electrical stuff, home needs, furniture shop, fruits/ vegetables shops, gyms, hotels, banks, atms, petr

Negatives

only dislike is the traffic congestions occasionally and every day there is a new pothole on the roads and people can get stuck for good 2hrs..

Positives

All the important things we have in this locality hospitals , schools and shops. And there is no water shortage.

Is the clubhouse worth it?We do not hold an amenity list for this one
Nothing published we can verify. Older projects often have no itemised list, and a marketing page that says "world-class amenities" is not a list. Ask us and we will walk the site with you.
What does it actually resell for?The price people are really asking on the secondary market

From resale listings circulating in Gurgaon trading groups — a market roughly three times the size of the new-build one.

We haven’t seen resale listings for this project in the trading groups we follow. For a project still under construction that is normal — there is nothing to resell yet.

Could I sell it again?

In a few years, when it’s finished

Hard to resell
bottom fifth of Gurgaon

You would be selling into a crowded market. That is survivable if you are living in it for fifteen years. It is a real problem if you are buying to exit in five.

Why

8 of the 11 projects in Sector 88A are still being built. Most finish around when yours does — you would be one seller among many.
pipeline
Nearest metro is 12.1 km away. Every resale buyer needs a car, which narrows the pool.
