How much of this flat is mine? This price is quoted on super built-up area

Super built-up area includes your share of the lobby, the stairs, the lifts, the corridors and the clubhouse. You pay for all of it and you can stand on none of it. In Gurugram the floor you actually get is commonly around a third smaller than the number on the price list.

This project quotes different configurations on different measurements — Carpet for the 2 BHK, 3 BHK; Super Built-up for the 4 BHK. That means the sizes on its own price list are not comparable with each other, and neither are the rates. It is not a trick; it is how the list was assembled. But it is worth knowing before you conclude one configuration is better value than another.

No loading factor published. Measuring one needs the same home quoted on both bases, and no project here does that, so the field stays blank.

The gift depends on the unit

This one is delivered, so some homes here are sold by the developer and some by their owners.
Developer-sold unit: a gift up to ₹13.8 L on booking, e.g. an iPhone Duo and a MacBook Air, and the rest in 24K gold.
Resale from an owner: no gift. Everything else on this page still applies.

Negatives

Some of the things I dislike about the locality is lack of public transport facilities mainly buses ,if you do not have a personal vehicle you may find traveling a bit challenging but if you have your own vehicle you'll be fine,so next thing depend on the area some where there are alot of shops and somewhere there are

Abhishek · Tenant · 3Y ago · 4.6/5
Positives

The school, colleges, autos , taxis , Ola , Uber, buses are easily available within 10 minutes in this locality. The streets are well maintained and there are so many trees in our area. Pub, medical shops, restaurant, hotel, malls are available within 3 km. Additionally, there is more parking space for vehicles.

Negatives

There are very few problems in this area like no police patrolling in our locality and there is lack of street lights. My neighbour's bike was stolen . Additionally, since it's highly residential area there is more dust pollution due to construction work in our locality.

Ravi Shastri · Owner of Property · 2Y ago · 4.8/5
Positives

All the required necessary facilities are provided in the locality and nearby areas like dairy hospitals banks etc.

Negatives

The traffic here is a major disdvantage for anyone living in this locality which causes huge air pollution.

What does it actually resell for?The price people are really asking on the secondary market

₹16,014 – ₹21,000
Middle half of those listings; the spread matters more than the midpoint
+36%
Builder’s ask against the secondary market, both on a super built-up basis
The builder is asking about 36% more than owners in the same project are asking on resale. That can be legitimate — a new unit with a fresh warranty and choice of floor is not the same product as a resale. But it is the single best question you can take into a negotiation, and nobody else will hand it to you.
worth asking
Read this carefully, because we had to make one assumption. Resale listings quote an area without saying whether it is carpet or super built-up; in Gurgaon resale, super built-up is the convention, so we treat them that way and the builder’s rate is already on that basis. Get this wrong and the gap moves by about 40 percentage points, which is exactly why we say so rather than printing a clean number. These are asking prices; Haryana publishes no transaction values at all.
